Effectively marketing a home to buyers requires a well developed plan and an experienced professional to execute that plan. It must take advantage of the opportunity presented by being a new listing as well as incorporate consistent strategies once the “new” wears off. Below is a summary of The Successful Real Estate Marketing Plan that provides the results demanded by my clients. Staging the property – Creating the WOW! The house must be ready to sell. I use a professional staging company to conduct a complete walk-thru and make suggestions to ensure your home is in the best shape possible. Those suggestions generally include removing the clutter, removing personal pictures, trimming the hedges, arranging furniture to show maximum space, washing the windows, cleaning the blinds, painting, etc. We will need to create a “Wow” curb appeal as well as an inviting and spacious interior. Pictures and Video Pictures and video are the second most important aspect of a good marketing plan. The most important is advertising. Great pictures won’t do any good if no one sees them. I will take at least 100 professional grade photographs of your home inside and out. I will also take 360 degree video of each major room.
Online Presence Over 80% of home buyers start their search on the internet. It is imperative that an extensive online strategy be implemented. The pictures, streaming video and detailed descriptions of your homes features will be on multiple websites such as: RealTracs.com, Realtor.com, DavidWiseRealty.com, SilverPointe.com and others. Your homes information will also be submitted to Google, Yahoo, Lycos, Ask and many other search engines. I maximize the amount of pictures, video and information each website allows while ensuring that each has a link to DavidWiseRealty.com. On that website, I control the content and will have every picture and streaming video available.
Target Marketing I employ extensive database mining techniques to develop a target market of potential buyers as well as buyer referrals. These targeted groups are the basis for a focused print, email and mail campaign.
Print Advertising Print ads will be placed in the Tennessean and homes magazines as needed. At a minimum, within the first two weeks of the listing, your home will appear in a Sunday edition of the Tennessean homes section. Advertisements in homes magazines will be placed based upon region, traffic and anticipated results.
Open Houses An Open House will be held within the first two weeks of the listing and then on a regularly agreed to schedule with the client. Each open house event will be advertised on the internet on multiple websites, print advertising and outdoor signs. At each open house, brochures will be available for each prospective buyer that includes all of the information about your home. Streaming videos and picture slideshows will be playing on my laptop in the kitchen. Why the kitchen? Because that’s where the food will be.
Yard Sign The sign in your yard is a reflection of my commitment to you. I don’t use a generic small real estate sign. Your home is more important than that and deserves a high quality, large executive sign. The only kind I use. Below is a picture of the sign that will be placed in your yard. A sign that you will be proud to have a one that tells buyers you're serious about selling your home.
Contact other Real Estate Agents Many buyers are currently working with other real estate agents. We all work in tandem to assist our clients. Once your home is listed on the MLS system, I will immediately notify a vast array of agents to the new listing and scheduled open house.
Regular Status Meetings with the Client This marketing plan is a detailed guide for success. Regularly scheduled status meetings will be held with the client on no less than a monthly basis. I prefer a bi-weekly status meeting, but client schedules may dictate otherwise. During these meetings, we will discuss the effectiveness of each action, alterations of actions and the development of future actions.
Commitment to the Client Above all else, the real estate agent must be committed to the client. I will put your interests first in marketing and selling your property. All confidential information entrusted with me will remain confidential in perpetuity. My goal is to satisfy you as a selling client.
